Early 2026 Brings Softer Calgary Housing Market

January sales totalled 1,234 homes as benchmark prices fell 4.7% to $554,400.

Condos led declines, with apartment prices down 7.7% and row homes down 5.2%.

Detached homes slipped 3.4%, while semi-detached prices dipped a modest 1.1%.

Inventory jumped 20.6% to 4,391 homes, the highest January level since 2020.

More supply reduced urgency, keeping many buyers on the sidelines early 2026.
